2、产开发有限公司设计单位：悉地（北京）国际建筑设计顾问有限公司监理单位：涿州市工程建设监理有限公司该项目位于河北省涿州市徐里营村，北至恩义路，南至忠义路，东至腾飞大街，西至润禾街。本工程为鸿坤抱负湾住宅社区项目，其中30#、31#、36#、37#、45#均为剪力墙构造，地上25层、地下2层，30#楼建筑面积21416.46平方米，31#楼建筑面积24061.75平方米，36#楼建筑面积24272.7平方米，,37 #楼建筑面积11548.03平方米，45#楼建筑面积23715.33平方米；38#楼为剪力墙构造，地上8层、地下2层，建筑面积3603.26平方米； 2#车库为现浇混凝土框架构造，地下

3、一层，建筑面积10357平方米。2、构造简述本工程建筑构造安全级别为二级；地上建筑耐火级别为二级，地下耐火级别为一级 。建筑设计使用年限为50年，抗震设防烈度为7度。构形式为住宅-现浇钢筋砼剪力墙构造，车库-现浇混凝土框架构造，建筑抗震设防类别为丙类，抗震级别三级。填充墙体：1）内墙工程a.本工程内部填充墙采用MU3.5陶粒混凝土砌块，厚度随墙体，干密度8KN/m，砌筑砂浆为M5水泥砂浆。b.卫生间、厨房、热力小室、污水泵间等潮湿房间内墙除门洞处，其他部分均设立C20混凝土槛墙，高出楼面300mm，并与墙体等宽；卫生间、厨房的轻集料混凝土空心砌块墙体需做灌实解决。c.管道井隔墙一般为180或1

4、00厚轻集料混凝土砌块，不不小于100厚的管井隔墙采用加气混凝土条板（图纸中特殊注明除外），除特殊注明外管井门下用C20混凝土做100mm高门槛。d.凡混凝土墙、柱边门垛尺寸200时，可与混凝土墙、柱整体浇注，构造配筋见构造施工图。e.轻集料混凝土空心砌块墙体留洞待管道设备安装完毕后用C20细石混凝土填实，封堵处应符合相应部位墙体的耐火极限、隔声规定。f.构造柱：柱拉结的墙体端部、隔墙拐角处、门窗等洞口两侧（洞口宽度2400）、沿墙长构造柱间隔4m（带形窗下墙构造柱间距应2.5米）；截面为墙厚200，纵筋412，箍筋6200（在楼层上下各600范畴内箍筋间距为100，或按构造专业阐明配筋）；构

6、B/T24001-环境管理原则和我公司管理程序文献和手册，建立环境管理体系，制定环境方针、环境目的和环境指标，配备相应的资源，遵守法规，避免污染，节能减废，力求达到施工与环境的和谐，将以一流的管理、一流的技术、一流的施工、去努力实现环境管理原则的规定，保证施工对环境的影响最小，并最大限度在达到施工环境的美化，选择环保型、节能型的工程材料设备，不仅在施工过程中达到环保规定，并且要保证工程成为使用功能完备的绿色建筑。4、环境、职业健康安全管理目的对重要环境因素以及与之有关的运营与活动进行控制，以期节省资源，避免和减少对环境的污染。5、施工顺序根据现场实际状况，二次构造整体施工先后顺序为：从下向上进

7、行砌筑。二次构造砌筑前先做样板墙及样板间，经建设、监理、施工单位三方验收合格后方可进行全面施工。6、施工组织各楼栋号长负责本栋号的砌体施工，与劳务队进行对接，做好有关方面的施工现场管理和各工种的协调配合工作，项目部组织技术人员和质量管理人员对砌体施工进行检查、把关。7、材料进场及寄存所有材料按筹划进场，材料员负责及时供应。材料进场后由工长、技术员、质检员同步验收，合格后方可使用，有复试规定的经实验合格后方可使用于工程中。四、施工准备1、技术准备根据施工进度和深化设计筹划，提前做出具体标注墙体位置尺寸、构造柱、过梁位置尺寸和机电预留洞的各层二次构造深化设计图，并经甲方、监理审批通过，并盖有图纸发

8、放章。认真核对深化图纸与原土建、机电施工图、洽商变更有无出入，明确所用图纸的有效性，查阅与方案有关安全、质量规范、规程和法律法规，理解不同部位的墙体砌块材料种类、砂浆种类和强度级别，构造柱、抱框、板带和过梁的布置及规定，做到施工中重点突出，心中有数，向工人做好书面和口头技术交底。测量放线：在楼面放出二次构造墙体的轴线、边线、控制线、抱框、构造柱及门洞口位置线，并经项目质检员和监理验线合格。根据各层层高和不同部位，事先画出各面墙体的砌块排布图，并据此和进场的砌块实际尺寸用3040的木方制作皮数杆，皮数杆上要标出每皮砌块高度、水平灰缝厚度、洞口标高、过梁高度等有关尺寸。2、现场准备2.1砌筑前，将

9、楼、地面基层水泥浮浆及施工垃圾清理干净，并将主体构造有缺陷处修补完毕。2.2砌筑前将主体构造中预埋的拉结筋，构造柱钢筋等剔出并清洗干净，2.3弹出楼层轴线及墙身边线，经复核，办理有关手续。2.4根据标高控制线及窗台、窗顶标高，预排出砖砌块的皮数线，皮数线可划在框架柱上，并标明圈梁、过梁、墙梁的尺寸、标高，皮数线经复核，办理有关手续。2.5根据最下面一皮砖的标高，拉通线检查，如水平灰缝厚度超过20mm，先用C20以上细石混凝土找平。严禁用砂浆或砂浆包碎砖找平，更不容许采用两侧砌砖，中间填芯找平。2.6芯柱钢筋绑扎，隐检查收完毕。2.7砌筑砂浆为成品砌筑胶浆。2.8做好水电管线的预留预埋工作。2.

10、9“三宝”（安全帽、安全带、安全网）配备齐全，“四口”（通道口、预留口、电梯井口、楼梯口）和临边做好防护。2.10内墙已准备好工具式脚手架。2.11临时供水、供电临时供水、供电均在砌筑工程开始前接至砌筑楼层，保证每层有至少有1个临时用水接口。2.12机具准备瓦刀、夹具、铁锹、手锯、小推车、灰斗、灰铁锹、灰槽、线坠、皮数杆、拖线板、小白线、靠尺、卷尺、小平尺、切割机、工具袋等。3、材料准备 材料可根据生产筹划和施工现场堆场状况由项目物资设备部分批组织进场，材料进场后必须经检查合格后方可使用。3.1砌块砌体材料规定有出厂合格证、实验报告，边角整洁，几何尺寸符合该材料验收的规范。3.2本工程采用相应

11、强度的干拌砂浆，干拌砂浆进场规定有合格证、检测报告、公司资质等应符合国家有关规范规定。3.4其他材料：墙体拉结筋等。五、砌体构造施工1、工艺流程施工准备（涉及放线、立皮数杆、湿润楼地面）排砖撂底拌制砂浆填充墙砌筑质量验收。2、施工规定2.1墙体放线：砌体施工前，应根据砌筑图放出砌块的轴线、砌体边线和洞口线。2.2空心砌体墙在卫生间、厨房底部设立300mm高的C20混凝土槛墙，墙体所有灌实，其他房间的墙体第一皮砌体灌实。2.3管道井门下用C20混凝土做100mm高门槛。2.4砌砖前应先盘角，新盘的大角及时进行吊、靠，如有偏差要及时修整。盘角时要仔细对照皮数杆的砖层和标高，控制好灰缝大小，使水平灰

12、缝均匀一致。大角盘好后再复查一次，表面平整度和垂直符合规定后，再挂线砌砖。在楼面圈梁顶砌筑第一皮砌块时，应满铺砂浆。2.5砌块排列：按砌块排列图在墙体线范畴内分块定尺、划线，排列砌块的措施和规定如下：a.砌块排列应从楼地面开始排列，排列时尽量采用主规格的砌块，砌体中主规格砌块应占总量的75%80%。b.砌块排列上、下皮应错缝搭砌，搭砌长度一般为砌块的1/2，如果搭错缝长度满足不了规定的压搭规定，应根据整片砌体的长度排砖，非整砖模数要采用半砖、同材质的小型实心砖调节，错缝合理。2.6内填充墙与框架柱或剪力墙采用软连接，砌块与墙柱之间留20宽缝隙，内填模塑聚苯板，两端抹砂浆。2.7砌筑砖墙厚度超过

13、一砖厚时必须双面挂线，超过10m的长墙，中间应设支线点，小线要拉紧，每层砖都要穿线看平，使水平缝均一致，平直通顺，为下道工序奠定基本。2.8砌体的表面平整度、垂直度、灰缝厚度及砂浆饱满度等均应随时检查并校正，操作中可采用水平尺检查砌体垂直度及表面平整度。2.9砌体水平灰缝为46mm，一般水平缝和竖向缝宽5，水平缝满铺，竖缝只在砌块两端抹薄缝粘结挤紧。2.10内隔墙：在墙长不不小于等于3m时转角墙、丁字墙等，对墙有支撑作用时，门过梁连接成整体，不另加水平系梁、构造柱；在墙长不小于3m时，应在墙高的中部（有门洞时在门洞上）设立水平系梁，水平系梁与两端剪力墙锚固；分户墙，不管墙的长短均应设立水平系梁

14、与两端承重墙、柱锚固，分户墙一般无门洞，水平系梁设在墙高的中部。2.11砌体门、窗洞口两侧、转角和丁字接头的部位均设立芯柱，门、窗芯柱100厚的配1根直径12的钢筋，160、180、200厚的配备2根直径12的钢筋，转角处3根直径12的钢筋，丁字处4根直径12的钢筋；芯柱均用C20混凝土灌实；在窗台处设水平系梁。2.12墙长不小于5m时，在开间的中部设至芯柱，灌C20混凝土，芯柱配筋为2根12的钢筋；配筋上下与混凝土楼板或梁锚固，也可用柱筋412箍筋6200的构造柱替代。2.13水平系梁采用310，箍筋3200，灌C20混凝土；当墙厚不小于等于140时采用U型块做系梁模板，100厚墙支模现浇。

15、2.14构造柱设立在隔墙拐角处；门窗等洞口两侧（洞口宽度2400）；沿墙长构造柱间隔4m（带形窗下墙构造柱间距应2.5米）。构造柱截面：墙厚200，纵筋412，箍筋6200（在楼层上下600范畴内箍筋间距为100）。2.15空心砖墙砌至梁或楼板下，可采用下列措施与混凝土楼板（或梁）连接：a.当最上一皮砖距混凝土楼板160-210时采用斜砌实心块；b.最上一皮砌块距梁100mm左右时，可用实心块平砌，用砂浆捻实；c.最上一皮砌块距梁30-50时，可采用C20细石混凝土或砂浆捻实；d.最上一皮砌块距梁局限性30时，用干硬性砌筑砂浆捻实。2.16芯柱混凝土选用专用小砌块灌孔混凝土，浇注芯柱混凝土应符

16、合下列规定：a.每次持续浇注高度宜为半层且不不小于1.8米；b.浇注芯柱混凝土时砌筑砂浆强度应不小于1MP；c.清除孔内掉落的砂浆等杂物，并用水冲淋孔壁；d.浇注芯柱混凝土前，应先注入适量与芯柱混凝土成分相似的砂浆；e.没浇注400mm500mm高度捣实一次，或边浇注边捣实。2.17转角及纵横墙交接处，应将砌块分皮咬槎，交错搭砌，如果不能咬槎时，按设计规定采用其他的构造措施；砌体垂直缝与门窗洞口边线应避开同缝，且不得采用砖镶砌。2.18需要移动已砌好的小砌块或被撞动的小砌块时，应重新铺浆砌筑。2.19一般混凝土小型空心砌块不适宜浇水，当在天气炎热干燥时，可提前洒水湿润。小砌块表面有浮水时，不得

17、施工。2.20砌筑高度超过1米时应根据施工管理人员提供的墙身1米线弹出砌体的1米线以便控制墙体灰缝标高及门窗过梁、预留洞口等标高。2.21常温下的日砌筑高度不不小于2.4m，砌体相邻工作段的高度差不得超过一层楼的高度，也不适宜不小于4m。2.22砌筑及二次构造浇筑过程中的垃圾应做到落手清，砌筑部位地面应清洁，落脚灰能回用的及时回用。污染较重的清出作业区，由施工员指定地点堆放，集中清理。3、技术措施3.1测量人员在构造楼板上和剪力墙柱上放出轴线及水平标高线，各区技术人员根据图纸和轴线弹好墙体边线及门窗洞口位置线。3.2砌筑前应根据砌筑工程量及砌块模数制作皮数杆。3.3墙体砌筑时应单面挂线，随着砌

18、体的增高要随时用靠尺校正平整度、垂直度，保证墙体垂直、平整，不容许砸砖修墙。3.4在砌筑砂浆终凝前时间内，应将灰缝刮平。3.5砌筑砂浆不准使用已经初凝的砂浆，且使用过程中不准随便加水。3.6在浇筑圈梁、过梁、构造柱、抱框混凝土时，要注意保证钢筋的保护层及钢筋的位置对的，混凝土要通过振捣棒和敲击方式进行振捣，保证混凝土密实。3.7水电专业作管应采用云石机切槽，隐检完毕后告知土建用干硬性豆石混凝土塞实、填满，抹灰前表面钉钢板网作加强解决。4、 容许偏差项目 填充墙砌体一般尺寸容许偏差项次项目容许偏差（mm）检查措施1轴线位移10用尺检查2垂直度（每层） 3m5用2m托线板检查或吊线、尺量检查 3m

21、工工艺，并严格按照其执行，以保证工程质量。2、对于施工过程中采用的新材料、新工艺等严格控制原材料质量、施工工艺流程，并加强施工过程的中间检查和控制。3、工程技术人员对于工程中容易浮现的质量通病提迈进行总结分析，针对本工程提出解决方案，在施工过程中严格控制。4、在各分项施工前，由技术人员根据施工方案对操作班组长进行具体的技术交底。5、制定具体的施工过程质量奖罚细则，认真执行自检、交接检制度,定期检查，奖优罚劣。6、在各项施工中，工长严格进行过程控制，每道工序必须通过项目技术质量科验收合格后方可进行下步工序。7、分层、分部位进行施工、交验，保证工程施工工序的有序性，在保证质量的前提下加快进度。七、

22、安全文明施工措施1、材料的码放：多种材料进场后，经检查合格后，码放在指定的寄存区，易燃物区内应设有完善的防火灭火措施。2、进入施工现场必须戴好安全帽，高空作业必须系好安全带。3、施工现场不许吸烟，电气焊等明火作业开用火证，并应有灭火措施。4、施工中，楼梯口、电梯口、预留洞、出入口必须做好有效防护。5、现场材料必须整洁堆放。6、在楼面装卸和堆放砌块时，严禁倾卸和抛掷，并不得撞击楼板。7、在楼屋面堆载不得超过楼板的容许荷载，当施工层进料口处施工荷载较大时，楼板下宜采用临时支撑措施。8、在同一垂直面上下进行交叉作业，必须设立安全各班，操作人员必须佩带安全帽。9、已经就位的砌块，必须立即进行竖缝灌浆。

23、对稳定性较差的窗间墙、跳出墙面较多的部位，应加临时支撑，以保证其稳定性。10、冬季施工时，应及时打扫脚手架上的积雪、冰霜。11、操作工人严格执行“活完料净场地清”，并设专人、定期地进行场地清理、洒水工作，保持现场清洁。12、砌筑前，必须先将制作好的砂浆盒放置在楼地面上，砌筑砂浆只能倒在砂浆盒内，严禁砂浆污染地面，如果砂浆掉在地面上，必须及时清理，并用清水将地面冲洗干净。 八、成品保护措施1、每道工序必须做好成品保护，严禁本工序施工污染上一道工序。2、在搬运轻质易碎材料时，轻拿轻放避免材料损坏。3、施工过程中水电与土建进行有效配合，避免成品破坏。4、核心部位搭设临时防护，避免操作工人上去破坏成品

24、。5、砌筑施工应及时清除落地砂浆。6、砌体上的设备槽孔以预留为主，因漏埋或未预留时，应采用措施，不因剔凿而损坏砌体的完整性。7、预埋的拉结筋应加强保护，不得踩倒、弯折。8、拆除施工架子时，注意保护墙体及门窗口角。九、绿色施工措施1、现场施工道路、办公区每天进行打扫，洒水降尘。2、优先选用绿色材料，积极推广新材料、新工艺，增进材料的合理使用，节省实际施工材料消耗。3、施工现场建立封闭式垃圾站。废弃砌块、砂浆等施工垃圾的清运必须采用相应容器或管道运送，严禁凌空抛掷。4、严禁摔砸轻集料砌块，减少破损量。对破损砌块进行挑选使用，废弃的碎块用小推车运至封闭垃圾站统一解决。5、砌块的切割作业，应做好降噪措
